In today's podcast, Mark discusses several key reasons why landlords are increasingly choosing to sell their properties.

One of the main factors is the rise in interest rates. For years, rates were low, around 1-2%, which allowed landlords to make good profits from their tenants. However, as rates gradually increase, those on variable mortgage rates are feeling the strain, leading many to reconsider their investments.

Another challenge is the difficulty of managing properties, especially as landlords age. The physical and administrative demands of property management can become overwhelming. Additionally, recent changes in policies and bills are discouraging some landlords from continuing in the business.

Lastly, rising taxes and shifting tax brackets have significantly reduced landlords' earnings, making it harder for them to maintain their previous level of profitability. These financial pressures are prompting many to exit the market.
